Harbourside studio apartment listed for $700000

A HARBOURFRONT apartment on Sydney’s lower north shore has been listed for the bargain price of just $700,000 — but there are some catches.

The studio, which sits on the first level of a 1965-built block of apartments at 23 Baden Rd, Kurraba Point, is not only one of the most affordable harbourfront homes, it’s also one of the smallest.

With a combined living area and bedroom, the apartment is only 24sq m, but the stunning location more than make up for the tight space.

The listing on realestate.com.au says the property has “panoramic water views” in a “world-class location”.

The apartment has a north- and east-facing aspect, harbour views and is close enough to the water to drop a fishing line.

With internal laundry facilities, communal storage and a balcony overlooking the water, the property is expected to attract a lot of interest when it goes up for auction on September 22.

With harbour views like that, compromising on space is definitely possible.

In 1984, the apartment sold for just $69,000.

According to Domain, the property is now owned by pioneering Australian artist manager and event producer Peter Rix.

Rix, who has managed the likes of Marcia Hines, Jon English, Richard Clapton and Mark Holden, bought the studio in 1991 for $147,000.
